At ₹142 a share, HPIL commands a ₹4,032 crore market cap, with revenues under ₹1 crore and losses of ₹9.6 crore. Yes, this is the only company in India valued at ₹4,000 crore for managing 740 acres of legal paperwork.

2. Introduction – The Disinvestment That Became a Real Estate Soap Opera
Once upon a PSU time, the Government of India sold its stake in VSNL (now Tata Communications). But surprise! VSNL had more land than it needed — surplus land worth hundreds of crores. So, in true bureaucratic fashion, a new entity was born: Hemisphere Properties India Ltd, tasked with developing or monetizing this land.
Fast-forward to 2025, and HPIL’s story reads like a government file stuck between two departments.
Most land is under litigation or encroachment, while the rest awaits clearances from the Ministry of Defence, the Revenue Department, or the gods of paperwork.
And yet, the stock trades like an urban myth — every few months, retail investors whisper, “Bro, land monetization aa raha hai,” and the price jumps 30%.
3. Business Model – WTF Do They Even Do?
Technically, HPIL is a real estate holding and development company. Realistically, it’s a land custodian with a legal hobby.
Its revenue model has two lines:
- Sale or Development of Surplus Land: Once approvals and litigations clear.
- Other Income: Aka “interest and dreams.”
Land Portfolio (739.69 acres):
- Pune (Bopkhel): 524 acres (~70% of total) – prime but near Defence land. Needs MoD clearance.
- Delhi (GK & Chattarpur): 127 acres – in litigation, because Delhi.
- Chennai: 53 acres – awaiting layout approval.
- Kolkata: 35 acres – encroached and contested.
