Vascon Engineers Ltd Q1 FY26 – “EPC Orders Like IPL Tickets, But Promoters Still Playing Gully Cricket”


1. At a Glance

Vascon Engineers, Pune’s jack-of-all-trades in EPC + real estate, delivered Q1 FY26 revenue of ₹221 Cr (+13% YoY) and PAT of ₹22.5 Cr (+145% YoY). Stock trades at ₹61.6 with a market cap of ₹1,392 Cr and P/E ~18. With an order book of ₹3,365 Cr (3x annual revenue), they’re flexing hard in the EPC sector, but promoter holding is a weak 31% (with 28% pledged—ouch).


2. Introduction

Founded in 1986, Vascon is like that old Pune uncle who built half your city’s landmarks but is still short of cash for the next wedding. From IGI Airport parking lots to Symbiosis campuses to PMAY housing, they’ve been everywhere. Yet, their balance sheet still looks like a contractor’s diary—lots of orders, little free cash flow.

The latest twist: they’re selling subsidiaries to pay debt and planning a QIP for ₹125 Cr. Clearly, “Asset Monetization” is their new workout routine. But investors should ask—are they building fortunes or just building buildings for others?

Question: Can Vascon transform its fat order book into fat profits, or will it remain the “EPC ka theka” stock that excites only on result days?


3. Business Model – WTF Do They Even Do?

Two faces, one moustache:

  • EPC Segment (~68% revenue): Hospitals, airports, metros, police housing. Basically, if it has cement and tenders, Vascon is bidding. Recent wins include ₹514 Cr Bihar medical college, ₹416 Cr Capgemini IT park, and ₹225 Cr Goa terminals + ropeway towers. Government contracts = steady, but margins tighter than your jeans post-Diwali.
  • Real Estate (~4% revenue): Small play, but projects like Tower of Ascend (Kharadi) and Forest Edge (Pune) sell well. Bookings FY24 = 1.08 lakh sq. ft worth ₹100 Cr. Pipeline = ₹1,377 Cr.
  • Manufacturing & BMS (~28% revenue): Legacy play, includes technical solutions. They recently sold GMP Technical Solutions (85% stake) to Shinryo for ₹157 Cr.

So yeah, EPC is the bread, real estate the pickle, and BMS a side dish they’re slowly selling off.
